W-2 to 1099 FAQ

Our W-2 to 1099 program is a full doc Non-QM solution, designed to qualify contractors who do not incur expenses. This can be a great solution for medical professionals!

There is no minimum or maximum amount of time of a borrower is required to have been a 1099 employee to qualify.

Because these borrowers have no work-related expenses, no expense factor is applied. Borrowers qualify like a standard wage earner and use 100% of their 1099 income.

To confirm a borrower has no work-related expenses, we require a letter from the borrowers employer a copy of the employment contract that states there are no expenses incurred in the 1099 role.
